Tips for Garage Door Maintenance, Installation and Opener Repair

Here are some tips on dealing with the maintenance of a garage door

1. Silencing a noisy garage door

Most noisy garage doors can be fixed by replacing certain parts and by regular upkeep. Most noisy doors are the result of loose nuts. Tighten them using a wrench but make sure you don’t over-tight them. Worn out hinges and rollers also cause the garage door to become noisy. Simply replacing them will solve your problem.

2. Making a frozen garage door move

This happens mostly when a thin layer of ice freezes between the door and the garage. Use a heat gun or dryer to melt the ice. If you are careful enough, then you can also use a shovel to break that thin layer of ice. Be sure to clean any water or snow from the spot where the garage door rests.

3. Testing the balance of the door

An imbalanced garage door wouldn’t last long as it has to work more. To check, disconnect the opener by pulling the release handle and move the door up halfway manually. If it doesn’t stay there, it means the springs are improperly balanced.

4. Replacement of weatherstripping

If there is any brittle or crack on the rubber weather seal strip at the bottom of your garage door, it is time to replace it as soon as possible. Weather stripping can easily be bought from home improvement and hardware stores. All you need to do this cut it to size and embed it into the grooves.

5. Lubricating

Keeping your garage door lubricated will add a lot of years to your system. All you need to do is spare 10 minutes in a year. White lithium grease can be used to grease the opener’s screw and chain. The overhead springs can be coated with a spray lubricant.

6. Evaluate the Auto-Reverse Safety features

Mechanical and photocell are 2 mechanisms which need to be evaluated. To test the mechanical feature, insert a chunk of wood or brick. The door should reverse back when it touches the object. To test the photocell feature, push the close button and pass your leg from under the door. The door should reverse back. If it doesn’t, it is time to buy a new garage door.
